At Optim Build Group, LLC, we offer professional Punch and Make Ready services tailored to prepare your properties for new tenants or buyers. Whether it’s ensuring a thorough inspection, addressing repairs, or completing finishing touches, our team is dedicated to delivering move-in-ready spaces that exceed expectations.
Our services include:
Inspection:
- Comprehensive inspection checklist to identify and resolve outstanding issues.
- During inspection, any change orders and or missing materials will be reported to management
immediately for approval and further instructions.
General Repairs:
- Replacing blinds, window screens (repairing or manufacturing screens not included), door handles, shelving, fans , light switches , GFIs or GFCI , and light fixtures. Services also include small paint touch ups, minor trash outs , air filter replacements, and A/C coil cleaning.
Kitchen and Bathroom repairs :
- Installing appliances (refrigerator, stove, and dishwasher), garbage disposals, range hoods, and exhaust fans, as well as replacing hardware like faucets, P-traps, shutoff keys, plumbing drain kits, cabinet hinges and handles, medicine cabinets, all bath hardware, mirrors, and toilet seats.
Extras:
Items listed below incur additional costs
- Drywall/texture repairs, installing water heaters, Condensers, Install Washers, Dryers, or Toilets, Add Handicap Bars, Towel Bars, or Soap Holders, Replace Bath Valves or Thermostats.
Time Allotted:
- Service completed within 2 working days. Additional charges apply if extra time is needed due to customer-related delays.

Materials:
- All materials to perform scope of work must be provided and delivered inside the unit by customer.
